Short answer. For a multi-room scope, collect site and elevation details plus any board decision before phasing work, so exterior and interior packages describe the same approved project.
| Median year built | 1953 |
|---|---|
| Homes built before 1980 | 77% |
| Homes built in 2000 or later | 8% |
| Median home value | $138,600 |
| Owner-occupied homes | 65% |
Piqua has 9,311 housing units, 65% of occupied homes are owner-occupied and the median home was built in 1953. Its owner-occupancy rate is the 5th lowest of the 12 communities we serve. In a house built before 1940, a whole-home remodel is a series of discoveries. Wiring, drains, framing and finishes may have been changed by several generations of owners, and plaster and old paint add handling requirements. Sequence the work room by room, keep a contingency for hidden conditions and ask the bidder how electrical, plumbing and insulation upgrades will be done once instead of reopened for each room.
Housing figures: U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates, retrieved October 25, 2026. Statements about what homes of an age typically contain are general and must be confirmed on site.
Sources: Miami County Building Regulations; Miami County required inspections list; Miami County residential plan review requirements; Miami County areas of jurisdiction; Piqua floodplain permit application; Piqua Historic Review Commission; Piqua Contractor Registration Program. Read October 25, 2026. Fees and forms change, so confirm them for your address before work starts.
Piqua's residential application covers alteration and remodeling and asks whether a variance, rezoning or other board action is connected to the project.
Miami County's guidance sends applicants directly to the health department for plumbing, so a whole-home remodel should list which rooms have plumbing changes and who contacts each office.
Plumbing approval source: Miami County permit guidance (plumbing approvals through Public Health). Checked October 25, 2026.
Local checkpoint source: City of Piqua residential development permit application. Verified October 8, 2026.
A multi-room scope should distinguish room-by-room finishes from shared changes to structure, plumbing, electrical, HVAC, insulation, windows, flooring and circulation. That separation makes allowances clearer and prevents a small room request from hiding a larger systems project.
Plan which rooms can be isolated, where temporary utilities are needed and how protection, cleanup and material delivery move through the house. The schedule should show the dependencies between demolition, rough-ins, inspections, cabinets, flooring and final paint rather than treating every room as a separate mini-project.
Planning in Piqua
Several-room projects need one room-by-room scope, not a collection of disconnected allowances.

03
We protect access areas, document changes and carry insurance for the work we perform. If property is damaged, the issue is documented and handled under the project agreement and applicable coverage.
04
At handover, keep the final scope, approved changes, inspection records, product information, care instructions and the right contact for any follow-up.
Planning ranges are starting points, not quotes. Final scope, selections, property conditions, approvals and written assumptions control the real project price.

When products include manufacturer warranties, product information and applicable terms stay with the project record. Workmanship responsibility belongs in the written agreement.
When a project needs drawings, permits or inspections, we identify the jurisdiction and likely sequence early so the schedule is built around real constraints.
